This is a one-of-a-kind development opportunity in the Town of Inglis. 36.2, multi-zoned acres offer unparalleled development options. Roughly 23 acres of this site are zoned R-2, which will allow for a maximum density of up to 5 units per acre, or ~115 residential units. This can be a mix of single-family, two-family, and multi-family residences. ~15 acres of this ~23 acres are in the X flood zone. Flood zone X doesn't require any additional building or elevation restrictions. Every dollar counts in todays development world, and being outside of the flood zone is a big deal. There are 2 commercially zoned areas on the site, as well, and both locations are zoned C-1, or Neighborhood Commercial. Neighborhood Commercial(C1) is described as "general commercial and retail uses oriented toward neighborhood needs". Some of the allowable uses noted within the Land Development Code include, but are not limited to, retail, restaurants, personal services, professional offices, civic/community, and technology. Commercial "area 1" is ~.85 acres and fronts Highway 19/98 on the easternmost portion of the site, and Cason Blvd to the North.
